Health is as Core as Sustainability: Q&A with Hudson Pacific

On the heels of Hudson Pacific's top 2022 GRESB ranking for sustainability leadership, Center for Active Design’s Director of Applied Research Sara Karerat sat down with Natalie Teear, Hudson Pacific's SVP of Innovation, Sustainability, & Social Impact to discuss the future of building and operating healthier buildings. As a Fitwel Champion with 23% of its office portfolio certified, Hudson Pacific continues to raise the bar when it comes to sustainability and ESG.

During the Q&A, Natalie and Sara share insights about the evolving ESG landscape, the importance of amenities and health and wellness programming, the connection between trust and air quality, and measuring health outcomes.

Health is as Core as Sustainability

Hudson Pacific’s ESG platform, Better Blueprint, is comprised of three pillars that mirror ESG strategies: sustainability, health, and equity. “Health is just on equal footing with all the work we do on sustainability and equity,” Natalie says. “Health is so key to delivering on our promise to our employees, to our investors, to our tenants, and our customers.” 

The Flight to Quality 

In the post-COVID world, focusing on health is a critical market differentiator. “We see health, sustainability, and equity as the three prongs of the stool that help us deliver on quality. Assets that are differentiating around quality are seeing a much different market dynamic,” says Natalie. 

Air Quality and Trust

Hudson Pacific was one of the first companies to receive their Fitwel Viral Response Certification, what Natalie refers to as “the gold standard for mitigating contagious respiratory diseases in buildings.” She highlights that using a science-based approach in their operations, ranging from adapting cleaning protocols and improving ventilation and air filtration for better indoor air quality, helped build trust with tenants during challenging times. 

Health is Measurable 

In addition to tracking the percentage of its portfolio that is Fitwel-certified, Hudson Pacific benchmarks health indicators including tenant satisfaction and walkability through the Fitwel Platform. Tracking these metrics is “valuable to not only better understand the portfolio, but also buildings make incremental improvements over time that Fitwel is all about.”
