Champion Spotlight: MetLife Investment Management
Today, we’re spotlighting one of our new Fitwel Champions, MetLife Investment Management (MIM). After becoming the first life insurance affiliated company to achieve Fitwel Certifications in 2020, it went on to recertify three of its own U.S. offices last year, including MetLife’s iconic New York City HQ. To date, MIM has achieved certifications for about 30 properties in its real estate equity investment portfolio, and that’s just the beginning.
With over $134.3 billion in commercial real estate debt and equity assets and over 150 years of investment experience, MIM fully understands the needs and demands of today and what that responsibility implies for people, communities, and the environment. With a strong background in credit underwriting and risk management, the exemplary Fitwel Champion has long considered sustainable investing factors and their potential impact on investment performance, as well as how risks such as climate change, and regulatory compliance can impact financial outcomes.
MIM Real Estate is committed to achieving decarbonization targets through its MetZero™ initiative which utilizes The Carbon Cascade™ approach by prioritizing energy efficiency and on-site/off-site renewables to reduce net emissions.
Furthermore, the MIM Real Estate team is committed to actively engaging on sustainability issues. Its real estate investment professionals regularly meet with property stakeholders to promote and discuss sustainable business practices. MIM strives to balance a thriving and varied real estate portfolio with ambitious sustainability objectives, including the aim to generate $25 billion in new General Account green investments by 2030.
“We are proud to be a Fitwel Champion and recognize the framework as an ambitious sustainability standard and a valuable third-party benchmark.”

MIM currently possesses 33 Real Estate Equity-owned assets that have achieved Fitwel Certification or are in the process of obtaining certification. Additionally, MIM has reaffirmed its position as a Fitwel Champion, showcasing a comprehensive grasp of the impact it has on promoting health and well-being in the built environment.
"MetLife Investment Management is committed to the health and wellness of the people who live, work, and play in the buildings in which it invests,” said Jim Landau Head of Environmental, Social & Governance for MetLife Investment Management’s Real Estate and Agricultural Finance groups. “We are proud to be a Fitwel Champion and recognize the framework as an ambitious sustainability standard and a valuable third-party benchmark.”
