The Stock Exchange of Thailand Achieves First 3-Star Certification in Asia

The Stock Exchange of Thailand (SET) office is a 28-story single-tenant building housing 850+ employees in one of the fastest-growing commercial business districts in Bangkok, Thailand. In 2020, it became the first project to achieve Fitwel Certification in Asia, earning a 3-Star Fitwel Rating. Since then, SET has received multiple Best in Building Health Awards, obtained certification for Fitwel’s Viral Response Module, and achieved a 3-Star Rating upon recertification in 2022.

SET Certification Timeline and Milestones

July – Aug 2019: The project team registers SET on the Fitwel Platform and begins the benchmarking process to assess their project status against the Fitwel Standard.

Aug – Sept 2019: The project team reviews and makes necessary changes to submit for a 3-Star Fitwel Rating. They also start gathering and uploading the documentation required for certification.

Sept 2019: The project team submits for certification.

Nov 2019: The project team receives their review report from the Fitwel Certification Team.

Nov – Dec 2019: The project team gathers additional documentation and resubmits it for final review.

Dec 2019: SET is awarded a Fitwel 3-Star Rating, becoming the first-ever project to achieve Fitwel Certification in Asia.

Nov – Dec 2021: SET achieves Fitwel’s Viral Response Module Certification.

March 2022: SET wins a Fitwel Best in Building Health Award for the Greatest Impact on Viral Response.

Dec 2022: SET recertifies with Fitwel, achieving a 3-Star Rating with a higher score than the initial certification.

Using Fitwel to Improve SET’s Indoor Air Quality
Thailand, and particularly Bangkok, suffers from poor air quality on a regular basis, especially during the winter months when levels of tiny particulate matter known as PM2.51 rise significantly. With this context in mind, SET used Fitwel's Indoor Air Quality Policy (IAQ) as a foundation to develop a rigorous IAQ policy and frequent air quality monitoring methodologies. Additionally, since 2019, the city’s pipes have been affected by seawater causing tap water to become salty, which in turn motivated SET to conduct regular water quality testing. SET’s air and water quality testing protocols are designed to identify areas for improvement, provide benchmarks to ensure the building’s water and air quality remain high over time, reduce rates of disease, and prevent adverse health effects. Lastly, by sharing their air quality testing results regularly through building-wide communications, the SET team is able to educate occupants, enhancing their mental health through information transparency while fostering environmental awareness.

Standout Strategies Implemented to Drive Value 

Outdoor Spaces. Outdoor amenities include a restorative garden, a fruit and vegetable garden, and a courtyard area on the ground floor, which are designed to increase occupant physical activity, promote social interaction, and enhance mental health.

Publicly Accessible Amenity. The Maruay Library, a financial library located on SET’s ground floor, is connected to an outdoor garden space that is free and open to the public during business hours, enhancing the building’s connection with the surrounding community.

Fully-Staffed Fitness Center. The fitness center provided on-site is free for all occupants and provides exercise programming, personal training, and exercise classes such as badminton, table tennis, soccer, yoga, and Zumba to encourage increased physical activity and social interaction.

Indoor Environment Policies. SET has established and implemented policies for Indoor Air Quality, Green Purchasing, and Integrated Pest Management, which contribute to diminished exposure to airborne irritants, increased comfort within the workplace, and enhanced mental health.

Healthy Food Options. Occupants have regular access to fresh fruits and vegetables through an on-site crop share drop off and farmers market. SET has also adopted a rigorous healthy food and beverage policy that complies with Fitwel’s standards for cafeterias and prepared food areas, in order to further support the consumption of healthy foods and beverages.
