Tishman Speyer, a founding member of Fitwel's Leadership Advisory Board and Fitwel Champion is a leading owner, developer, operator, and fund manager of first-class real estate. Tishman Speyer added yet another healthy building to their portfolio. The Spiral, a multi-tenant base building under construction located in Manhattan, NY, just received a 2-star Fitwel rating.
Sustainable by design, and built with humans in mind, The Spiral embodies Tishman Speyer’s bold vision and optimism for the future of our City. Designed by Bjarke Ingels Group (BIG), The Spiral is an unprecedented work of human-centric design. Featuring a dramatic series of cascading terraces that reach every tower floor, The Spiral delivers light, fresh air, and access to outdoor space, enhancing the health and well-being of building occupants. Understanding the bold, human-centric design aspirations, Fitwel design certification was an easy choice to pursue. All regular occupants have access to an outdoor space amenity, outdoor walking trail, outdoor fitness area, and outdoor restorative garden.
The team chose the Fitwel rating system to highlight the Health and Wellness features of the Spiral because they view Fitwel as the premiere and industry-leading rating system for buildings in all things Health and Wellness that the market demands.

Exubrancy, a Fitwel Partner, also provided a series of 165 wellness experiences for the on-site construction teams at The Spiral, which included the following:
Biweekly chair massages and haircuts
Yoga classes
Myofacial release workshop
Nutrition workshop & consultations
Mental health seminars (sleep, stress reduction, suicide prevention)
Golf simulator
Juice and superfood smoothie bars
Ping-pong tournament
Looking ahead, Exubrancy will provide regular health promotion programming when there are building/tenant occupants on-site in 2023, including weekly fitness classes, health education seminars and social events, such as yoga, pilates, high-intensity boot camps, dance classes, cooking courses, wellness workshops, volunteer opportunities, and more.
Bernadette Ray Lara, an Exubrancy Licensed Massage Therapist, recently shared, “I have worked at The Spiral since it was only seven stories high, when massages were still held at the makeshift office on the ground floor. Eventually, we had a wonderful space for our services, and the dynamic amongst workers definitely changed in response to their wellness program.”
