Weir’s Plaza, Dallas, TX | Four Rivers Capital
Weir’s Plaza, a mixed-use tower with office space, four chef-driven restaurants, and the Weir's Furniture Flagship store in Dallas, was recently certified under Fitwel’s Multi-Tenant Base Building v2.1, achieving a 2-Star Rating. Located in the urban Knox Retail District, the project's goal was to create a people-centric mixed-use development that preserved the surrounding area's rich history.
Upon completion of the property, the project’s developer, Four Rivers Capital, and property manager, Lincoln Property Company, chose to pursue Fitwel Certification to support it in prioritizing health-promoting and value-add initiatives. The property was 100% leased when it opened in February 2022.
"With the development of Weir’s Plaza, we aspired to set a new standard in DFW for Class A office space, not only with a commitment to the highest quality standards for building materials and state-of-the-art building systems, but also by providing best-in-class amenities and services," said Robert Clark, Partner at Four Rivers Capital. "By doing this, we tried to foster a sense of community and belonging, which we thought was important to meeting and exceeding the needs of today's workforce."
Weir’s Plaza was designed first and foremost with the occupant in mind. Fitwel helped the team evaluate and measure how the location, building systems, amenities, services, and overall facilities of Weir’s Plaza serve to enhance the daily experience for their office tenants and employees through new strategies as outlined in the Fitwel Standard.

"The Fitwel Standard helps real estate leaders like Four Rivers Capital and Lincoln Property Company set the bar for what the next generation of healthy workplaces and communities will look like."
These strategies included implementing a 2023 calendar with numerous complimentary health programs for employees, establishing a collaboration process framework to engage and prioritize stakeholders' concerns contributing to enhanced occupant health, and installing AEDs (automated external defibrillators) on every floor. The building also implemented numerous policies, including rigorous green purchasing, green cleaning, indoor air quality, tobacco- and smoke-free environments, and pest management. The Fitwel process not only highlighted Weir's Plaza's strengths in certain areas, but it also provided beneficial feedback in the areas where they could improve and ultimately better serve their tenants, both today and in the future.
