At Winnersh Triangle, a 1.5 million sq ft business park owned and managed by Frasers Property UK, occupier well-being takes centre stage. With its 90 acres of green open spaces, the park offers a wide range of working environments, healthy events programmes, and facilities such as gyms and cafes; making it an attractive space for occupiers looking to improve the well-being of its occupiers. Accessibility enhancements, including pedestrian-friendly features and proximity to public transport, further enhance the occupant experience. With a strong focus on wellness and sustainability, Winnersh Triangle leads the way in driving the healthy building movement by example.

We sat down with Jeremy Parsons, FPUK’s Sustainability Director to learn more.

How does Frasers Property UK use Fitwel to advance your ESG strategy?
Frasers Property UK is committed to advancing all pillars of environment, social, and governance (ESG) and particularly the health and community engagement components, which are central to our strategy. Our commitment is reflected in the numerous accreditations our business parks have received, most notably the Fitwel 3-Star Rated Winnersh Triangle. Fitwel serves as a foundation for our efforts in all our certified parks, including Winnersh Triangle, Farnborough Business Park, Chineham Park, and Blythe Valley Park.

We prioritise creating vibrant work environments that cater to occupiers and their employees while also benefiting surrounding communities. By providing amenities and facilities that promote social interaction and personal well-being, we support modern working expectations and the rise of hybrid work models.

The Fitwel Standard is integral in guiding how the business reviews, measures, and progresses its park-based targets. Through regular recertification every three years, we continuously improve all aspects of the 'S' in ESG, taking advantage of insights learned from data, and incorporating those aspects that provide the most value. This approach ensures that our parks evolve to meet the changing needs of stakeholders, fostering retention and attraction.

What are your ESG goals for 2024 and how have they evolved in response to market demand and regulations?

  • Under ‘E’ we are pushing for enhanced data quality and the utilisation of more advanced analytics to drive carbon reductions across our portfolio.

  • For the ‘S’ in ESG we are seeking a way to quantify the social value we create, whilst further heightening our charitable and philanthropic commitments.

  • With the ‘G’ in ESG we target a longer-term vision which brings together a more effective strategy, with better decision-making processes and a more efficient transition to net zero

What remains the company's greatest challenge to accomplishing — and generating value from — its ESG strategy?
Cooperation and transparency with stakeholders are paramount for achieving success in our ESG initiatives. As we navigate the challenges ahead, particularly those posed by climate change, we continually ask ourselves: How can we advance towards our ESG targets while ensuring stakeholder buy-in remains strong? Maintaining open communication, actively involving stakeholders in decision-making processes, and demonstrating tangible progress towards our ESG goals are essential strategies for fostering trust and engagement, even in the face of climate-related risks.

Prioritising the social aspect of ESG at our business parks, like Winnersh Triangle, strengthens relationships with our occupiers by meeting their needs. This enhanced collaboration propels us towards our goal of transitioning to net zero, fostering a sustainable and mutually beneficial environment for all stakeholders involved.
